Nov. 15, 2025 – SPS Tower has completed 66,000 sq. ft. of new and renewed leases, led by a new 30,000 sq. ft. Regus workspace coming to the 21st and 22nd floors.

International Workplace Group (IWG), the world’s largest platform for work with brands including Regus and Spaces, has five other locations in the Twin Cities, with one location in downtown Minneapolis. Regus was represented by Patrick Braswell, Record Real Estate Partners and Teresa Borgen, Newmark.  

“We are establishing a stronger and much-needed footprint in Minneapolis with this latest center opening,” said Mark Dixon, CEO & founder of International Workplace Group PLC. “An important business hub, Minneapolis is a fantastic place for us to boost our expansion plans as the need for high-quality flexible workspaces continues to soar, as hybrid working becomes the new normal.”

The new Regus location is part of a drive by IWG to meet the sharply rising demand for top-class flexible working space in the area. The new facility will include private offices, meeting rooms, co-working and creative spaces. IWG’s network comprises more than one million rooms in 121 countries, with members able to access all of the locations and business services via the IWG app.

“Our new opening in downtown Minneapolis comes at a time when more and more companies are discovering that flexible and platform working is incredibly popular with employees, improving their work-life balance and satisfaction, while also providing a multitude of benefits to companies,” Dixon said.

Three other businesses signed new leases in SPS Tower in the third quarter of 2025:

  • Schechter Dokken Kanter (SDK), a Twin-Cities’ based CFO, accounting and tax firm, leased 14,000 sq. ft. and is moving from Washington Square. Steve and Andrew Chirhart, from Tatonka Real Estate, represented SDK.
  • Emergent Software is moving into a 6,700 sq. ft. spec suite. The firm specializes in software development, cloud transformation, and data engineering solutions development, and is a certified Microsoft Solutions Partner. The company was represented by Matt Elder and Amanda Frelita, Newmark.
  • Heritage Wealth Advisors, an Ameriprise Financial team, leased a 4,200 sq. ft. spec suite, moving from 60 S. 6th

Three existing tenants renewed their leases in the building, which has an average tenant tenure of 16 years.

  • Skolnick, Bardwell, and Johnson Law Firm, a firm focused on business law matters, commercial litigation, and family law, renewed 4,700 sq. ft.
  • Ryan Garry Law Firm, which represents individuals and businesses dealing with accusations and criminal charges brought by the state of MN and federal government, renewed its 3,100 sq. ft. They have operated at SPS Tower since 2014.
  • Stewart Title, a wholly owned subsidiary of Stewart Information Services Corp. (NYSE-STC), a customer-focused, global title insurance and real estate services company with six Minnesota offices, renewed its 3,200 sq. ft. and expanded to 4,200 sq. ft., continuing its tenancy that started in 2016. They were represented by Josh Johnson of CBRE.

Earlier in 2025, FGMNT Coffee opened on the skyway level, offering breakfast and lunch along with all-day beverage service.   

One of the most unique amenities at SPS Tower is the Turf Club, the largest lawn in downtown Minneapolis. It is a 6,000 SF seven-hole country-club style putting green and adjacent Turf Club Terrace entertainment space. It has hosted formal and informal golf competitions for tenants and professional groups.

The tower had 100% participation in its annual Kingsley survey of tenants, scoring 4.86 on a five-point scale for tenant satisfaction of the building management, amenities, and leasing.

It continues to evolve with several significant projects slated for 2025 and 2026:

  • New fast-casual and full-service restaurants with expanded patio seating
  • Conference center and tenant lounge
  • Upgraded fitness center and secure bike storage
  • LED lighting retrofit in the parking ramp to cut energy use
  • Major system upgrades to drive further energy efficiency
